How long is a normal lease term?
Typically a residential lease term is one (1) year and a commercial lease term is (5) years, however a lease term is whatever the landlord and tenant can agree upon.
What is the normal security deposit?
Typically the security deposit is the amount of one month's rent for that unit. There are exceptions, and sometimes owners will run specials for leasing.
What if I have an emergency after hours?
We have 24 hour property managers to take your call, and direct it to the correct maintenance person.
Who handles each property?
There is a designated property manager from Acorn Management, LLC for each property.
What kind of properties does Acorn Management offer?
We offer single family houses, townhomes, condominiums, apartments, commercial, etc.
What is the application process like?
On the market rate units, you will fill out a two page application, a credit, criminal, and eviction report will be pulled, and your past and previous landlords will be reached. In addition you will need to provide proof of income.
Do you pull a credit report?
Yes, we always pull a credit report.
What happens if I am late on my rent?
If you know you are going to be late on your rent, call us. We understand emergencies happen, and will try to work out payment arrangements with you. If you do not call us, we will file a landlord tenant complaint at the local district justice.
Do you have Rent to Own or For Sale Properties?
Yes, we have BOTH for sale and Rent to Own properties available, and would be happy to discuss these options with you.
Do I get my own real estate agent?
The real estate agents are designated to the properties, and work for the owner. That does not mean that they will not also treat you with the utmost respect and care while trying to find you a place to call home.
How long have you been in business?
Masten Realty has been in business since 2002. In 2012, Masten Realty formed Acorn Management, LLC as the property management division under the Masten Realty umbrella. Acorn Management manages units in Kent and Sussex Counties.
Is what you have on the website everything you have available?
No, we have other properties available, including properties that are becoming vacant soon. Also, if we don't have it listed currently, we work to find you a place that fits your needs.
Do you take pets?
Yes, this is a decision made by the owner of each property, but a lot of our properties do accept pets. Some may include a pet deposit, or a small monthly pet fee.
Do you accept Section 8 vouchers?
No, we currently do not manage Section 8 properties.
What utilities do I have to pay for?
This will depend on the unit, but some of our properties include all utilities, and some the tenant pays for certain utilities.
